Is a Mortgage Valuation a Survey?

Most definitely not. The mortgage valuation contains a very limited structural appraisal. It is simply a surveyor’s opinion of value based on the accommodation and location. The surveyor will undertake a quick look around the property but as so many mortgage valuers have been pressurised into undertaking huge numbers of mortgage valuations each day, it is impossible for them to spend very much time in each building, and they will certainly not look in detail at the condition of the premises. A survey is therefore always recommended as the surveyor will report direct to you.
