Is a Mortgage Valuation a Survey?

Do I have to use the mortgage valuer to undertake my survey?

Most definitely not, some lenders however do insist that you employ one of their surveyors, but we would add a note of caution that surveyors doing mortgage valuations all day and every day do not necessarily provide the most detailed survey or have the time available to survey the property in detail, due to time constraints placed on them.  An independent survey is by far the better option and probably less expensive.

We also consider that in many cases there is a potential conflict of interest if your mortgage valuer is undertaking your survey, as very often the company that owns the estate agency will also own the surveying company. It is therefore not in the surveyors best interest to find every fault in the building. An independent surveyor is therefore always recommended.
